The Colonial Updates & Recommendations for June 13, 2022

Good afternoon dear The Colonial Homeowners,


Couple updates, recommendations and reminders for you:


Security/ Front desk Cell Phone number: +52 322 307 6328


Whoever is working at front desk will have this phone with them during their shift, regardless of where they are. (at the desk, outside, on the rooftop, in the garage, etc. )


Maintenance Fee:

It was analyzed & re-budgeted, and requested me to drop the price of the maintenance fee from $107.50 pesos to $95 pesos starting June.


With the understanding that everybody would be caught up with their fees until May with the price of $107.50 pesos and June and July would be at $95 pesos per square meters.


There are still several homeowners not paying their fees and $200,000 pesos to be collected. We are about mid June and I would not run July with the Reserve fund money. Meaning services will be cut off.


Maintenance fees should be charged quarterly and the billing has been bimonthly.

Reserve fund should be 3 months, it has been only one month charged so far.

I need those who have not paid yet to comply with your obligations.


Energy Saving:

In order to save $$ in electricity, the pool electric heater is set up at 16 Celsius degrees, so the heater does not come on. The sun has been sufficient to keep the pool water at a good temperature. 


The jacuzzi gas heater is off and only turned ON as per request. You can call the front desk to turn it on 30 min prior going in to heating it up.


Some lobby lights and the courtyard are off during the night.


Building Insurance:

We have an insurance Policy with " El Potosí" that covers fire, earthquake, glass, explosion & liability. 


Railings & Balconies:

Please ask your property managers or cleaners when they sweep to not throw the dust outside, you have neighbors below you.

The railings on the outside and the one facing the courtyard are also part of your property and it is your duty to clean them.

Also, hanging towels on the balconies and any type of coverage in any Balconie is FORBIDDEN it goes against the aesthetics of the building and the rules and regulations of the Condominium. 

Please, those who have the railings covered take it off, and if you need privacy you can have while or sand color curtains facing the outside of the building. The penalty to those who do not comply is the cost of one full month of HOA FEE or 2 months of it being repeated.


Air conditioner:

In order to keep the warranty of the AC units. It is requested to have preventive maintenance every 6 months and clean filters. PV and the area is very dusty. plus they were installed and construction was still around. Taking care of them will prevent them from failing.


Smells in units:

I have several reports of sewer smells in units. It could be 2 things:

1. the tramp (s) in the sewers are missing

2. a rubber gasket was not installed when connecting the washer. I was told the washers were installed independently.


Terrace Loungers.

In order to preserve in good shape the lounger covers, it is required to use a towel when sunbathing and using sun oils or sunblock.

We are washing the covers constantly, but in the end weather, grease and fabric don't get along pretty well. and they look dirty really often.


Maintenance to Umbrellas and Terrace furniture:

We are trying to keep neat and in good shape the terrace furniture, the umbrellas has been washed, the wood is being treated with oil and 

loungers are being treated with polyurethane base coat to create a protector to prevent the wood to swollen with the water and weather conditions.


Façade & sidewalk:

When have been retouching inside the building and painting fully the main facade. There have been people trying to vandalize and graffiti the walls. 

Security has helped prevent this by running them off or saying they will call the police.

The Water fountain at the entrance has been sealed to prevent corrosion of the iron material and the sidewalk decorative stone has been sealed to give a cleaner appearance.

Matts have been installed in the main access and in the elevator.
