The Colonial Updates & Reminders for May 13, 2022

Dear Colonial Homeowners,


Couple of updated notes and reminders for you:


MAIN ACCESS DOOR

The building has an amazing smart door keyless entry system: Butterflymx.

It is important that you download the application BUTTERFLYMX and follow the instructions to set it up. (your email and name is already in the system)

You can set up codes for your guests/rentals and set up a code to use during their stay and then it expires.

If you have a visitor, they can call you from the main panel ( as long you have the app downloaded ) and open the door for them

IMPORTANT: The main door opens widely, make sure you close it once you access or leave.

And share this information to every guest or rental you have coming into the building.


In order to preserve the Building Lobby furniture and cleanliness it's important to keep the doors closed.


POOL:

The pool temperature will be under a summer test during the month of May. To see how it warms up without the pool pump and just with the heat of the sun. 

First temperature reading was 86 degrees.


HOT TUB:

The hot tub remains off. If you are planning to use it, please ask the guards to turn it up ( consider that it takes around 25 min to heat)

And remember to ask them to shut it off 


POOL LOUNGER CHAIRS:

Please place a towel while using the loungers. Oil, sun protectors or sunbathing products are staining our cushions.

Laundromat services will be at least a monthly requirement; for this purpose I am considering investing in a cheap washer and in the long term will save us money and time.


ELEVATOR:

Please dry off before using the elevator, using the elevator in dripping swimsuits is not allowed. 

This is for the safety of other users and preventing liability harm.


LOBBY LIGHTS:

Thinking on energy saving. Some of the lobby lights and courtyard lights will be shut down around 12 at night.


FUMIGATION AND PIGEON RELOCATION:

We have stopped the service of the Pigeon relocation. (This will be monitored to consider if rehiring the service is required )

Our maintenance staff Jorge is in charge of the fumigation once a month in all the common areas.

Mosquito fumigation basement schedule: once a week during 2 months, then 2 times per month and then once per month.


BALCONIES:

Outdoor object installations. It is forbidden to fix bars, nails, hangers, hooks, restraints, or spikes outside your property, as well as the placement of satellite dishes and/or any other similar device on the terraces and/or balconies of the units. As well as hanging towels on the balconies goes against the aesthetics of the building.
